Welcome to the center on frequently asked questions for all your exterior repair/replacement needs. You can open any folder or document simply by clicking on the item. When you reach the document of interest, you can download it to your computer, print it, or view it on-line.

Exterior Repairs / Replacements / Modifications

Prior to any installation or modification, unit owners must complete a “Property Modification Form” (PMF) and submit it to the Management Company for review and approval by the Architectural Committee. Approval must be obtained in writing, when appropriate, as specified in the Governing Documents of the Association. Specific guidelines exist for the permanent placement of all objects outside of the units and any modification to the exterior of a unit. A PMF shall be submitted to the Association by owners planning a modification, for the protection of all Owners’ property values. This also ensures that the owner requesting such approval is held responsible for the maintenance and replacement of such items and any damage to persons or property the installation may cause. A PMF must be filled out in its entirety to be considered for approval. Including color samples, and/or brochure images will expedite the approval process.

Approved Exterior Paint Color

The only approved exterior paint color for front doors, storm doors, garage doors, railings and decks is Benjamin Moore, Tudor Brown, Satin finish



Approved Replacement Garage Door Style

The Architectural Committee has approved Clopay Doors, Modern Steel Collection; Flush Woodgrain Solid- 21″ section height ; color Chocolate, as a suitable replacement for decayed garage doors.

Approved Replacement Front Door Style

Front Doors – Stanley Steel Entry Doors – Style E09 (36″ Fan-Lite 4 panel) or Style (36″ 2 light, 4 Panel). Color – Brown.  An alternative available at Lowe’s is the Thermatru 4 Lite Scallop 4 Panel Style # TS237. Color – Brown  Other alternate brands in conforming style will be considered for approval if images are provided.

Storm Doors – Dark brown frame with glass/screen top half only. Styles permitted: Crossbuck or Classic. Non-standard doors installed prior to April 2010 are grandfathered. Any new doors (additions or replacements) must conform to the above standards.

Roof Repairs / Replacements

Your roofing must match the color and style of the other roofs in your Building. Buildings 2500, 2800, 2900, 3100, 3400, 3600, 3700, 3800, 3900, 4000, 4100, 4200, 4300, 4500, 4600, 4800 and 4900 must use GAF Royal Sovereign 3-Tab Golden Cedar, which is available at Home Depot and many other roofing suppliers.

Buildings 2600, 2700, 3000, 3200, 3300, 3500, 4700 and 5000 must use Owens Corning 3-Tab Brownwood, which is available at Lowe’s and many other roofing suppliers. Shingle repair or replacement that is not approved by the Architectural Committee, or does not conform with these color guidelines are subject to daily fines until remedied.

Railings / Decks / Stairs

Property Modification Form must be completed and submitted to management before replacement of railings, decks or stairs. Replacement railing, deck or stairs must be same as original. In addition to property modification form, replacement specifications (color, dimensions, brick style, etc.), and contractor information (name, phone, certificate of insurance, copy of license) must also be submitted. Railing and deck stain color must be Benjamin Moore, Tudor Brown, Satin finish.

Windows

Replacements are allowed same style, same color, and same design. Approved full glass or “H” double hung. No lattice grids. Color must be bronze/dark brown matching existing exterior color. A color sample of the replacement window must be supplied with the Modification Form.

Driveway Repairs

Driveway replacement and maintenance are the individual homeowners responsibility from the curb line to the garage door. Driveways must be maintained and kept clean and free of debris.  Routine maintenance/seal coating must be performed on an as needed basis.

Full Homeowners’ Insurance Required

Oak Hollow is a fee simple, homeowner’s association community not a condominium community. With regard to your personal homeowners’ insurance policy, we remind you that you own the entire structure of your home, and are required to insure yourself accordingly. In other condominium situations, the Association is responsible for structure as common property. That is not true in our community. Please review your insurance documents to ensure that your provider did not mistakenly provide you with condominium or contents only insurance. If you have insufficient insurance, please take steps to correct the situation promptly.

The Declaration Page of your HO 3 Insurance Policy showing insurance coverages and amounts is to be sent to the Management Office every year within 14 days of the renewal date.

Common Area Parking Spaces

Vehicles with permits are allowed to park in all common parking areas on the side streets, in the large parking lot adjacent to the tennis courts, and on The Oaks side of Pond Way. Parking in any common spaces on the side streets or on Pond Way is limited to 48 hours. Long term parking is allowed only in the large lot adjacent to the tennis courts after receiving approval from the Management Company.

Vehicles with permits may park in individual driveways, courtesy spaces on individual courts, on Pond Way, or in the large parking area by the tennis courts. Vehicles without permits may park in your own driveway or on North Oaks Boulevard. Management should be notified of any vehicle remaining in the large lot longer than 72 hours. (For your information, the Township does allow parking of any vehicle on both sides of North Oaks Boulevard).

Permits must be permanently adhered in the lower rear corner of the rear window of the driver’s side of the vehicle to allow for easy verification.
